Insurance comes first, not last

A CDD is not an HOA
Many newer communities carry a Community Development District bond on top of HOA dues — sometimes for decades. You want that line in front of you before the inspection, not after closing.
Flood zones, roof age, and the homestead deadline
Plenty of inland parcels sit in or beside flood zones thanks to lakes and low ground, which changes the insurance math. An old roof can make a home effectively unbuyable until it's replaced. And filing for homestead by March 1 caps your assessed value and cuts your tax bill.
